- Establish a realistic price range that you are comfortable with.
- Set up an appointment with your financier to discuss your loan requirements. If you need to arrange finance, we can refer you to some local bank and mortgage brokers.
- Attend as many open for inspections and auctions as you can. This will ensure that you are familiar with price trends in your preferred locations and comfortable with the auction process.
- Establish a relationship with one of our Marriott Lane agents, who can add you to our database of prospective purchaser to assist you in your search.
- Set up property alerts on realestate.com and Domain.
- Make sure to advise your Marriott Lane agent of any properties you're particularly interested in, so you can be kept up to date during the marketing campaign and contacted if the property is likely to be sold. We can also arrange for you to have a copy of the Contract of Sale emailed to you enabling your solicitor to look it over.
- We advise that you arrange a building inspection prior to purchasing. We can recommend specialists in this area if you require assistance.
- There are certain legal requirements and codes of conduct that must be met by vendors, purchasers and agents when negotiating the sale of property. Your Marriott Lane agent can assist you in this process; however, it is advisable to ensure that you understand your obligations as a purchaser before you sign a Contract of Sale.
- At settlement, your solicitor or conveyancer will probably advise you to conduct a pre-settlement inspection to ensure the property is in the same condition as it was at the time of sale and that all chattels included are in place. We are happy to arrange this for you with reasonable notice.
- On settlement day, your solicitor is responsible for notifying our office that the settlement has been successfully processed. We are not able to hand you keys to your new property until we have received this notification. It is important that you request your solicitor to notify us immediately after settlement.
